Who this policy covers
This policy explains what KhoXóm ("we", "us") collects, why, and what you can do about it — whether you've only filled in a pre-launch registration form, or you have a full account with listings, messages and photos.
Account information
Creating an account only needs a Vietnamese phone number — we send a one-time code to verify it, and use that number to identify you every time you sign in afterward. A display name is optional and shown to other users you're in contact with; your phone number itself is never shown to anyone else, including a host or renter you're messaging.
Listings
If you list a space, we store what you type — title, description, property and space type, size, your asking price — and the photos you upload. We also store the full address you enter, geocoded into exact coordinates, but neither the address nor the exact coordinates are ever shown publicly: only a shaded circle covering roughly 800 metres around the real location is shown to renters, and the exact point is used only internally, to draw that circle in the right place.
Messages
Messages you send through KhoXóm are stored so both people in a conversation can see their history. We do not read your messages except to investigate abuse reported to us, or if the law requires it.
Waitlist registrations
The pre-launch host and renter registration forms collect your name, phone number, area, and the details specific to that form (space type and size for a host; space needed and budget for a renter). This is used only to contact you about KhoXóm's launch and to gauge demand by area — never for third-party marketing.
Who processes your data
We use a small number of service providers to run KhoXóm, and your data passes through them as a normal part of the platform working: Vercel (hosting), Neon (our database, currently hosted in Singapore), Vercel Blob (photo storage), and CARTO and OpenStreetMap (map tiles and geocoding — only the address you type is sent to them, never your phone number or account details). We do not sell your data to anyone, and we do not share it with third parties for their own marketing.
Where your data is stored
Our database currently runs in Singapore, not Vietnam — an intentional, temporary choice while KhoXóm is small, with a move to Vietnamese hosting planned. If you're in Vietnam, this means your data crosses a border to be stored. We'll update this section, and seek any consent or notification Vietnamese law requires for that, before this platform is genuinely open to the public.
How long we keep it
We keep your information for as long as your account is active, or until you ask us to delete it. Waitlist registrations are kept until you ask us to delete them or until they're no longer useful for the launch they were collected for.
Cookies
We use one cookie: a session token that keeps you signed in. It's not used for advertising or tracking, and we don't currently run any analytics or third-party tracking on this site.
Your rights
You can ask to see, correct, or delete your information at any time — including deleting your account entirely — by contacting us at the email address below. Deleting your account also removes your listings, the messages you've sent, and your photos.
Changes to this policy
If we make a material change to this policy, we'll update the date above and, once real accounts exist, ask returning users to acknowledge the new version before continuing to use KhoXóm.
